Private Well Specialists

Well water treatment for Florida homes

Rotten-egg smell, orange stains, tea-colored water — we fix the problems that come with a private well, without adding chemicals to your water.

Your water source

What makes well water different

If your home draws from a private well, you already know your water is not like city water. Nobody at a utility plant is treating it before it reaches your tap — that job belongs to you. In South Florida, well water travels through limestone and organic-rich soil, and it picks up whatever it touches along the way: dissolved iron, manganese, hydrogen sulfide gas, tannins from decaying vegetation, and the calcium and magnesium that make water hard.

The good news is that every one of these problems has a proven, chemical-free solution. The starting point is always the same: a free on-site well water test from BFW LLC, so we treat what your well actually has — not what a generic box store system assumes it has.

Common well water problems

What we find in South Florida wells

01

Hydrogen sulfide — the rotten-egg smell

That unmistakable sulfur odor, strongest in hot water and showers, comes from hydrogen sulfide gas dissolved in the water. It is unpleasant, it can corrode plumbing and silverware, and it makes drinking and cooking water unappealing. It will not go away on its own.

02

Iron — orange stains everywhere

Dissolved iron is invisible coming out of the tap, then oxidizes and leaves orange or rust-colored stains on sinks, tubs, toilets, fixtures and laundry. It also gives water a metallic taste and can clog appliances and irrigation lines over time.

03

Manganese — black stains

Often found together with iron, manganese leaves dark brown or black staining on fixtures and dishes and can build up inside pipes and water heaters.

04

Tannins — tea-colored water

Decaying vegetation in Florida's soil releases tannins into shallow wells, tinting the water yellow or tea-colored and affecting taste. Tannins need dedicated treatment — ordinary filters and softeners alone will not remove them.

05

Hardness — scale on everything

Well water in Florida is usually hard. Calcium and magnesium leave white scale on faucets and shower glass, spots on dishes, and an insulating crust inside your water heater that raises energy bills and shortens appliance life.

06

Bacteria and microorganisms

Unlike city water, well water is not disinfected before it reaches you. Bacteria, viruses and cysts can enter through surface runoff or a compromised well cap — which is why many well owners add UV disinfection as a final safety stage.

Chemical-free treatment

The iron, sulfur & manganese breaker

Many companies treat well water by constantly feeding chlorine or other chemicals into it. BFW LLC takes a different approach. Our iron, sulfur and manganese breaker uses oxidation to convert dissolved contaminants into solid particles, which a media bed traps and then flushes away during an automatic backwash cycle. No chemical feed pumps, no chemical taste, no ongoing chemical costs.

Because every well is different, sizing matters. We test your iron, sulfur, manganese and pH levels, measure your well pump's flow rate, and size the tank and media so the system keeps up with your household — even when showers, laundry and irrigation run at the same time.

Complete well water systems

How we build a full well water solution

  1. 01

    Breaker first

The iron, sulfur and manganese breaker goes first in line, removing the contaminants that would foul everything downstream.

  2. 02

    Softening & tannins

A Clack® WS1-based softener removes hardness with metered regeneration that saves salt and water. Where tannins are present, we add dedicated tannin treatment.

  3. 03

    UV & drinking water

A UV sterilizer destroys 99.99% of viruses, bacteria and cysts using about the power of a 40-watt bulb, and an under-sink reverse osmosis alkaline system delivers pure, great-tasting drinking water at the kitchen sink.

Living on a well in Miami-Dade, Broward & Palm Beach

Private wells are common in the western parts of Broward and Palm Beach counties and in rural pockets across South Florida. We serve well owners throughout the area, from single-family homes to small farms and businesses. Our technicians are used to well-specific challenges: varying pump flow rates, seasonal changes in water quality, outdoor installations that face Florida heat and storms, and systems that must handle irrigation demand as well as household use.

Maintenance on a well system is straightforward when it is planned. Breaker media lasts for years, softeners just need salt, UV lamps are changed about once a year, and RO filters on a regular schedule. Ask what upkeep your selected equipment requires before installation. If you already have equipment that is underperforming, let us know what you are experiencing when you request a water test; we can discuss treatment options without promising repair work.

Not sure whether you are on a well or city water? If you do not receive a water bill from a utility, you are almost certainly on a private well. Either way, the next step is the same: book a free water test and get real numbers for your water. On city water instead? See our city water treatment page.

Preguntas frecuentes

Well water questions

Can you remove the rotten-egg smell without chlorine?

Yes. Our iron and sulfur breaker oxidizes hydrogen sulfide and filters it out without feeding chlorine or other chemicals into your water.

My well water looks yellow or tea-colored. What is it?

That is usually tannins from decaying vegetation. We test for tannins and add dedicated tannin treatment alongside softening when needed.

Do I need UV disinfection on a well?

Well water is not disinfected by any utility, so UV is the most reliable way to protect against bacteria, viruses and cysts — it destroys 99.99% of them without chemicals.

How often does a well system need service?

Breaker and softener media last for years, UV lamps are replaced about annually, and RO filters on schedule. Ask us about the care needed for the system you choose.
